247 DWELLINGS IN VALDEBEBAS, Madrid

The volumes are arranged around a large central garden, providing a solution somewhere in between a closed and an open urban block, benefiting from the best aspects of each. The proposal includes four blocks placed on the perimeter of the site, with different orientations to ensure all apartments receive good natural light and have views towards the garden and away from the closest building, found at a distance of at least sixty meters.

In order to avoid juxtapositions, these four volumes are not placed at the corners of the site. Thus, the views from the central garden extend in all directions towards the exterior. The commercial spaces are proposed outside the residential zone, occupying a completely independent area with also independent access. Yet, the greatest aspect of the project is a direct consequence of the ratio between the built area and the surface area of the site, which translates into 10.000 m2 of spaces for community use at the ground floor.  This unique condition in Valdebebas, provides an opportunity to include an interior garden of extraordinary qualities.
